LOHI VISTA

LOHI Vista was a unique townhouse project located at 3150 Zuni Street along the rezoned corridor between Speer Blvd. and 32nd Ave. The design and concept was established to take advantage of the higher density, vertical attributes of the new zoning while still capturing the stunning views of downtown Denver. After failing to complete the full construction process, the original development team returned the property to their lender – First Tier Bank Cheyenne, WY. Red Chair Realty was then hired by the bank after interviewing several top agencies in town to assess the project, develop a marketing plan, and to successfully bulk sale the property direct to an institutional investor.

3131 ZUNI

3131 Zuni was one of the first large scale condominium flats project in Lower Highlands, taking advantage of the high density zoning in the fast changing neighborhood.

Red Chair Realty owner and broker Rick Flanagan, successfully set a precedent with record breaking sale prices for the size for the community. Red Chair Realty worked along side with the architect, Dan O’Brien, in selecting finishes and other design features. There is even private elevator access for each resident in this condo community.

ZUNI WEST

After the construction on Zuni West’s four unit townhouse project was completed, the building was in need of some design pizzaz and functional attributes. Red Chair Realty successfully identified, negotiated and worked closely with our title company to rectify a legal description cloud. We then brought in our interior design team to professionally stage and market the property. Red Chair also assisted our institutional client in adapting adjustments for the entries into each unit, creating a more desirable design and community feel. Our team identified the roadblocks, helped rectify the stopping points and successfully sold each townhome.

CONFLUENCE HEIGHTS

Confluence Heights is a concrete tension brick structure, mixed use design – Red Chair was hired to reposition building in conjunction with the ownership group and First Bank, Colorado. Repositioning included proper assessment of market value conditions, presentation to the marketplace and successful negotiations of the 24 residences and the entire commercial/retail space located on the main floor. Additionally, Red Chair Realty assisted the ownership group in securing FHA project approval and conforming loan status for traditional loan financing. Red Chair Realty was instrumental in securing Pearl Dentistry as a long term tenant with an exercised purchase option to become a key Lower Highland business member. Confluence Heights offers exceptional finishes and design features including floor to ceiling glass, downtown views, a community rooftop deck and underground parking. Confluence Heights was sold out and remains an iconic brick building located on 29th Avenue between Umatilla Street and Vallejo Street.

TEJON 34

The Red Chair Realty Team and Rick Flanagan have enjoyed working on this challenging and successful LOHI project. One of the most memorable elements of this project was meeting with other quality Denver based real estate professionals & designers to collect, inspire and ultimately see T34 built.

From the beginning, the Tejon34 team connected with surrounding neighbors and the community to develop a shared vision for the northeast corner of West 34th Avenue and Tejon Street. Upon acquisition of this parcel, the team entered into a year-long process, hosting numerous meetings with community leaders, neighborhood groups, city planning staff and real estate professionals. The synthesis of that process is a development which will ultimately consist of five buildings and 28 residences: Tejon34. An unyielding passion for the enduring nature of the design has influenced the form and function of Tejon34. One only needs to look at the hundred-year-old homes in Lower Highlands that have withstood the true test of time. Measuring up to that standard has been our goal!

3650 OSAGE

The 3650 Osage development was Red Chair Realty’s first successful project in the Navajo Street’s art district in conjunction with River Meadow. The building is comprised of two buildings with ten townhouse residences. Red Chair and Rick Flanagan were intimately involved with the project from the dirt up – construction, interior design, and the final sell out of all the units. The goal of this project started with the idea of living efficiently and keeping this focus throughout all phases of the project. The developer elected to utilize 94% efficient hot water heat boiler system with two separate zones. Additionally, the developer elected to utilize two separate dedicated air conditioning air handlers & compressors assuring excellence in comfort and energy efficiency. Red Chair Realty was the exclusive listing agent for this pioneering project and achieved a record selling process. With 70% of the units pre-sold before construction was complete, to selling out within three months of building completion, Red Chair Realty and Rick Flanagan set a precedent with record sale prices in the area.

CHROMA

Chroma Townhomes are located in the Five Points neighborhood near downtown Denver at 26th and Larimer Street. Red Chair Realty was selected over several top real estate firms to handle the marketing and final townhome sales for the project. This was an exciting challenge as it was one of the first completed infill sites with the rapidly changing Five Points neighborhood. Chroma offers a true “Live-Work” option via design and functional space. The homes were constructed with high ceilings, attached two car garages and ample outdoor space. Rick Flanagan along with our Red Chair team embraced the neighborhood and the fast changing streetscape to properly market and close out the Chroma Townhome project over a short marketing period.

FLATS15

Rick Flanagan was hired along with his team of professionals to skillfully market and sell the residences at Flats15. The development was a unique project because the builder utilized insulated concrete forms (ICF) to separate each of the residences (assuring energy efficiency while minimizing common wall noise transmission).

This townhome project was notable as the lot configuration was unusual and required creative design to allow for proper ingress while still maintaining form and function. Each unit includes top quality soapstone imported from Brazil, private rooftop decks with stunning views, and commercial grade two stage heating and cooling systems. Flats15 is located on the perch overlooking Denver and offers one of the best walkability locations in Lohi. The project was built during a challenging time in the Denver marketplace, however the Red Chair team succeeded in selling each unit insuring the seller top market value.

INCA 29

For Inca29, Red Chair Realty and Rick Flanagan were hired by a regional property asset manager (representing an international owner) to assess and dispose of two key elements of this townhome project. Each of the residences were unique as they were the largest endcaps of the 29 homes, offered a private 4-stop elevator and included exceptional interior finishes. Red Chair Realty coordinated third party vendors to complete certain unfinished interior elements including optimizing the rooftop deck space. Rick and his team then developed an effective targeted marketing strategy that successfully sold out the project within the client’s given timeline.
