As Denver becomes more and more expensive this type of adjustment helps buyers afford a higher priced home while also benefiting from selecting from many different loan options (including adjustable rate mortgage products and balloon loans). Generally, the Jumbo Loan structure may offer an attractive rate for a borrower while requiring higher credit scores and/or some flexibility in the borrowers debt to income ratio. The Jumbo Loan structure is generally offered on a portfolio basis which means the underwriting from lender to lender could be very different.
